The Pepper Canyon West development spans six acres and expands access to on-campus housing at the University of California San Diego, accommodating more than 2,600 undergraduate students. Designed as a vibrant residential village, the development features two C-shaped buildings organized around active courtyards, creating opportunities for connection and an enhanced student living experience.
Pepper Canyon West achieved LEED Gold certification through a comprehensive range of sustainability strategies in both design and operations. Low-flow fixtures and drought-tolerant landscaping reduce water use, while green roofs mitigate heat gain and improve overall building performance. The project maximizes natural ventilation and daylighting to reduce reliance on mechanical systems and electrical demand, supporting long-term efficiency.
Glumac provided mechanical, electrical, and plumbing bridging documents, design criteria and peer review services for this design-build project. Clad in glass with perforated metal sunshade elements, the development is a modern, high-density residential community that also integrates ground-level retail and student amenity spaces, creating a welcoming campus gateway.
