As Seattle’s culture of sustainable building design becomes more prominent in the built environment, the need for systems that function as designed and bring a positive, measurable impact on the environment is growing. With that in mind, the developers at Touchstone wanted to underscore a focus on green building initiatives and add to the City’s already lengthy list of LEED certified projects with Hill7, a 300,000 sf office space development in the Denny Hill neighborhood.
Glumac was on board early for this Design Build project, performing energy modeling, and our building commissioning agents helped the project reach its goal of LEED Gold certification, which it is now in line to achieve. A mixed-mode ventilation system was implemented, empowering occupants to turn off the HVAC system and switch to natural ventilation when it seems most comfortable. A high performance envelope along with daylight harvesting on the perimeter building zones allow for access to natural light. And, advanced lighting controls in the lobby and retail areas, mitigate energy usage and provide flexibility in presentation for different spaces and events.
