As Bellevue continues to grow as a hub for tech clients and other large businesses, one more high-rise is helping to shape the skyline. The new, 42-story 555 Tower will add 1 million sf of mixed-use office space to the city’s business district. At the time of design, its 600-foot height was the tallest facility in Bellevue.
Glumac is providing mechanical, electrical, and plumbing design-assist; technology integration; energy modeling for LEED and code; and sustainability consulting services. For the mechanical systems, Glumac helped the project team balance first cost with energy performance, ultimately settling on a floor-by-floor dedicated outdoor air system with fan coils for heating and cooling. This arrangement allows individual floors to operate independent of the rest of the building, which adds flexibility for future building tenants and ultimately saves energy.
Glumac’s sustainability team developed a LEED approach that highlighted occupant health and biophilic design opportunities, including tenant-friendly features such as enhanced ventilation systems, ample support for bike commuters, and extensive landscaping. Glumac also helped the team pilot select LEED v4.1 credits to support the target certification goal.
A testament to the strong team effort by the owner, architect, engineer, and subs, Glumac’s project manager remarked that the team was one of best with which they have ever worked.
